Three different rates are published for True Habitat plots in Sector 112 Gurgaon, and they are nearly two times apart: Rs 1.20 lakh, Rs 1.60 lakh and Rs 2.30 lakh per square yard. A buyer cannot use any of them without knowing which is real.

The resale listings settle it, and they settle it at about Rs 1.6 lakh per square yard. Nine plots are on the market between Rs 1.90 crore and Rs 3.12 crore, on plot sizes of 120 to 179 square yards. Divide the ends:

The resale market is transacting in a band of roughly Rs 1.58 lakh to Rs 1.74 lakh per square yard. That brackets the Rs 1.60 lakh quote almost exactly, and it disposes of the other two. Rs 1.20 lakh is about 25 per cent below anything anyone is asking, and is most likely a launch-era or allotment rate carried forward. Rs 2.30 lakh is about 40 per cent above the market and does not correspond to a single listing on the board.

What would settle it beyond argument is a registered sale deed on a plot here from the last six months, with the area and the consideration on it. Stamp duty was paid on that number, which is what makes it different from every asking price above.

The band this page used to carry described a plot that does not exist

The figure previously published was Rs 1.1 crore to Rs 2.7 crore. At the rate the resale market is actually working to, Rs 1.1 crore buys about 69 square yards — and the smallest plot in this scheme is 120 square yards. The bottom of the old band was not a cheap plot, it was no plot. The top, Rs 2.7 crore, works out to roughly 169 square yards and is within the range, but a band whose floor is impossible is not a band worth keeping.

What the scheme is, and why DDJAY matters to you

True Habitat Luxe Residency 112 is a plotted development of about 7.68 acres in Sector 112, on the Old Delhi-Gurgaon Road side of the Dwarka Expressway corridor, registered under HARERA 49 of 2023. Plots run from 120 to 179 square yards, and it is licensed under the Deen Dayal Jan Awas Yojana.

That last point is not a formality and it is worth understanding before you buy, because DDJAY is a policy with conditions attached rather than a marketing label:

• Plot sizes are capped by the policy, which is why nothing here is larger than about 180 square yards. If you want 300 square yards, this scheme structurally cannot sell it to you.


• The permitted build is generous for the plot size — DDJAY plots are typically developed as stilt plus four floors, which is what makes a 120 square yard plot worth nearly two crore in the first place. Confirm the sanctioned building plan and the floors permitted on your specific plot in writing.


• The licence carries development obligations on the coloniser. Ask what external development charges and infrastructure development charges have been paid and what remains outstanding, because unpaid dues attach to the plot rather than to the seller.


• Floor-wise sale is common on these plots, which means your neighbours on the same plot may be four separate owners. Establish whether you are buying the whole plot or a floor on it — the words used in listings are often the same.

Where it sits

Sector 112 is on the Dwarka Expressway corridor at the Delhi end, with Old Delhi-Gurgaon Road alongside. The substantive point about this location is that it is one of the closest Gurugram sectors to Delhi, and since the Dwarka Expressway opened through to Dwarka the drive has changed rather than merely been promised to change. That is the reason a 120 square yard plot here clears at nearly two crore when the same area of land further down the corridor does not.
