About Sohna Greens Sector 4 Sohna Gurgaon Sohna Greens is a ready-to-move DDJAY plotted colony by VK Developers on 10 acres in Sector 4, Sohna, with 180 plots ranging from 85 to 173 sq yd. Two things separate it from the rest of the sector. It is finished, so you can build now rather than waiting on external development. And it carries the smallest plots on Sector 4 — an 85 sq yd entry where the neighbouring colonies start at 118 or 136 sq yd. Both facts cut in more than one direction, and this page sets out how. Which registration number is the right one Start with the paperwork, because this project has a genuine inconsistency in it. What we can tell you is what to do about it, and it takes one phone call: ask the seller for the RERA certificate itself and read the number, the promoter name and the completion date off it. Then check that number on haryanarera.gov.in yourself. A colony sold under two registration numbers is not necessarily a colony with a problem — it is very often a marketing page copying an old reference — but you should never be the person who finds out which it was after paying. The same applies to the name. Most listings call it Sohna Greens by VK Developers; at least one markets it as "ASET Sohna Greens". Ask which entity is the promoter of record, and make sure that entity, and not a marketing brand, is the one signing your sale deed. Ready to move: what that actually buys you This is the real advantage over the rest of Sector 4. IREO Pride Park, GLS Arawali City and Meffier Golden Park are all colonies where you buy land and wait for the developer to finish roads, sewer, water and power before you can start building. Sohna Greens is listed as ready to move. The value of that is easy to underestimate. A plot you can build on immediately saves you two to four years of holding cost on a dead asset. If you are borrowing, it is the difference between paying interest on land that earns nothing and getting to rental income within eighteen months. It also lets you verify with your eyes rather than a brochure. On a finished colony you can walk it and check the things that decide whether a plotted colony is pleasant to live in: Are the internal roads actually laid, and how wide are they on the street you are buying on? Is the sewer connected and working, or is it a line in the ground waiting for a connection? Is there street lighting, and is it powered? How many plots have been built on already? An empty colony five years after completion is telling you something. Who is maintaining the common areas today, and what is it costing per plot? Do that walk. It is the single highest-value hour available to a plot buyer, and it is only possible on a finished colony. The 85 sq yd question Plots here start at 85 sq yd and run to 173 sq yd. On Sector 4 that is unusually small — the neighbouring colonies begin at 118, 125 and 136 sq yd. A smaller plot means a smaller cheque, and for a lot of buyers that is exactly the point. But be clear about what the small end costs you: Footprint. At around 60 per cent ground coverage an 85 sq yd plot gives roughly 460 sq ft per floor. That is a compact two-bedroom layout once you take out the staircase, not a family floor. Registry. The colony is marketed on separate registration of each floor for plots of 121 sq yd and above. If that threshold is right, an 85 sq yd plot sits below it — which changes both your exit and your ability to fund the build by selling a floor. Confirm the exact threshold for this colony in writing. Resale pool. Small plots sell to a narrower set of buyers than mid-sized ones. In a colony of 180 plots that matters when you come to exit.
