About the project

Dream Valley is a small, low-density plotted colony of about 172 plots on roughly 5.49 acres. You buy a plot, not a flat, and then build your own house within the DDJAY rules. The layout is planned like a proper township, with internal roads, street lights, water and sewer lines, and green open spaces. Because it is a DDJAY colony, the services follow a government-approved plan and the title is freehold, so ownership is clean once the plot is registered in your name.

The plots carry Stilt + 4 floor permission, which is the standard DDJAY allowance. You can park on the stilt level and build four floors above it, and each floor can be registered separately. That is why buyers here are a mix of families building one house and small investors who plan to build floors and sell or rent them later.

Plot sizes and pricing

The colony offers four main plot sizes: 104, 117, 131 and 159 sq. yd. The indicative rate is ₹55,000 to ₹60,000 per sq. yd., which puts a starting 104 sq. yd. plot near the ₹57 to ₹62 Lakh band. Bigger, corner, park-facing or wider-road plots cost more. The booking amount quoted is around ₹31,000, on a construction-linked payment plan.

DDJAY plots are loan friendly. Most leading banks fund about 70 to 80 percent of a government-approved plot, so your down payment can be smaller than you expect. Do not treat these numbers as final. Sector 7 Jhajjar sits right on NH-71, which is the project's biggest plus for daily travel. What is near:

• NH-71 is at the gate (0 minutes), so you are on a national highway from day one.

• KMP Expressway (Kundli-Manesar-Palwal) is about 10 to 15 minutes, linking you across NCR.


• Reliance MET City, the 8,000-acre industrial and township hub that is the main jobs driver here, is a short drive away.


• Gurugram is about 40 to 45 minutes, and IGI Airport is about 50 to 55 minutes by road.


• AIIMS Jhajjar (the National Cancer Institute campus) is in the wider Jhajjar belt nearby.

In short, this is an early-stage location with strong road links. If the jobs at MET City and the industrial parks keep growing, plots bought early usually gain the most. If you want a ready, busy neighbourhood from day one, this is not that yet.
