About Nivasa Plots Jhajjar Sector 36 by SHF SHF Nivasa is a small plotted colony in Sector 36, Jhajjar, developed by SHF Square LLP under the Deen Dayal Jan Awas Yojana and registered with Haryana RERA as HRERA-PKL-JJR-842-2026. The licensed parcel is 5.84375 acres and the plots published for it run from about 136.89 sq yd to 175.9 sq yd. Two things about it are unusual and worth leading with. It is small — under six acres, where most of what is being licensed in this sector runs to twenty — and its plots start where other colonies stop. The DDJAY schemes next to it sell from 90 sq yd. Nivasa's smallest plot is 136.89. That single decision changes who the colony is for and what it will cost you. Nobody publishes a price, so here is the arithmetic instead SHF Square has not published a rate, and no portal carries one — every listing for this project reads "price on demand". That is honest of them and unhelpful to you, so the way to get a number is to price it off the sector. Sector 36 has a second DDJAY colony registered in the same year, South City Greens, on registration HRERA-PKL-JJR-949-2026 with DTCP Licence 84 of 2026 — about 20 acres, 380 plots of 90 to 180 sq yd, from the Vedmaan Group with Cellular Consultants Private Limited as licensee. And the published rate for it does not agree with itself: some sources quote Rs 43,000 to Rs 43,500 per sq yd and others Rs 55,000, for the same registration number. That is a 28 per cent spread on the sector's own benchmark, which tells you how soft the pricing here still is. If a quote arrives outside that band in either direction, ask what is different about it. And insist the rate is stated per square yard against your specific plot number, not as a lump sum — a lump sum is where a corner or park-facing premium hides. How many plots, and why that matters The plot count is not published, which is normal for a colony this new and still worth working out. There are 4,840 sq yd to an acre, so 5.84375 acres is 28,283.75 sq yd of gross land. If every square yard were saleable plot at the smallest size, that would be 206 plots — which is impossible, because roads, the ten per cent open space, the club site and the services all come out of it first. The useful measure is gross land per plot: the whole parcel divided by the plot count. It is not published by anyone, and it is the cleanest way to compare two plotted colonies, because it captures everything that is not your plot. On comparable Haryana DDJAY colonies it runs from about 269 sq yd per plot in a tightly packed layout to about 345 in a generous one. Applied here: At a tight 269 sq yd gross per plot, Nivasa holds roughly 105 plots At a generous 345 sq yd gross per plot, roughly 82 plots So expect somewhere between eighty and a hundred-odd households. Ask for the sanctioned layout and count them yourself. Then do the division: a low number against 5.84 acres means wide streets and real open space, a high one means the club and the park exist mainly on the drawing. The published road widths support the generous reading. Internal roads are described at 9 m, 10 m, 12 m and 13.41 m, and a 13.41 m spine inside a six-acre colony is a lot of road. Underground electricity, rainwater recharge pits, tree avenues and landscaped green pockets are all in the published scope. The club is the question to press hardest The amenity list here is long for the size of the site: a clubhouse with a swimming pool, indoor gym, badminton and yoga; an outdoor gym, cricket net practice pitch, reflexology path, swings, jungle gym, amphitheatre and gazebo; a multipurpose playground with lawn tennis, basketball and badminton; a half basketball court; and a 125 m jogging track.  s
