Nehlia Santo Hills is a large managed farmhouse and resort project coming up near Neemrana in Rajasthan, on the Delhi–Jaipur belt of NH-48. The plan is spread over about 75 acres. It is being sold as a gated, professionally managed farmhouse community, so you own a farmhouse plot but the roads, greens, security and resort areas are run and maintained by the project team. The developer is positioning it as one of Delhi NCR's first luxury managed farmhouse addresses, with a full resort zone inside the township.

Phase 1 is open now. It has 50 farmhouse plots of 1,250 square yards each, at a launch rate of ₹10,999 per square yard. That works out to roughly ₹1.37 crore for a plot on the base rate, before the extra heads like CLU and development charges. What you are actually buying

This is a farmhouse plot inside a managed township, not a ready villa. You buy the land parcel (1,250 sq yd in Phase 1) and can build your farmhouse on it later, or hold the plot as land. The township carries the shared parts: a grand entry, wide internal roads, water and power lines, street lighting, security, landscaping and a large central resort zone with a lake, waterfalls, a club and a hotel-style block.

The brochure also shows 1 BHK luxury cottages inside the 5-acre resort area. So the project mixes private farmhouse plots with a resort core, which is what gives it the "own a home, live like a resort" pitch. Price and payment

The launch price is ₹10,999 per square yard on the base cost (BSP). On top of that there are two more charges that most plotted farmhouse projects carry: a CLU (change of land use) charge and a development charge. Here is the split the developer has shared for Phase 1:

An inaugural launch benefit of ₹1,000 per sq yd is being offered at this stage, so early buyers get a better entry rate. IFMS and the yearly maintenance charge are not fixed yet and will be confirmed by the developer. Registry and mutation are available, which means you get the plot registered in your name and the record updated — an important point for any land buy. Always ask for the full cost sheet in writing and confirm the final numbers before you book, because launch rates and offers change.

Location and connectivity

The project sits in the Santo Hills pocket near Neemrana, Rajasthan, just off NH-48 (the old NH-8). This is the same Delhi–Jaipur corridor that has been drawing farmhouse and plot buyers out of Gurgaon for the last few years. The developer lists these drive times:

The land is set against the Aravalli hills, and the project claims a 3-side open Aravalli view, which is the main draw here — clean air, green cover and hill views that you no longer get inside the city.
