Before anything else, settle the possession date. One set of listings says possession was due June 2025. Another says January 2029. Those are three and a half years apart on the same project, and only one of them can be on the certificate. The possession problem, and how to settle it in one question The registration is dated 18 June 2024. A Haryana RERA registration for a plotted colony carries a completion date, and that date is what the promoter is held to. A colony registered in June 2024 and completing in June 2025 would mean twelve months to finish roads, sewer, water, power and boundary across 18.475 acres. That is not how DDJAY colonies in Sohna have actually run. January 2029 sits in the normal four-to-five-year window that Haryana registrations use. Our reading is that the June 2025 date is a stale marketing figure that predates the current registration, and that the certificate carries a date late in the decade. But we have not read the certificate, so we are not going to print a date as if we had. Ask the sales office for one thing: a copy of the RERA certificate, and the completion date printed on it. If they will not hand it over, that is your answer about how the rest of the sale will go.
